VAT on the above fees is payable at 20%

If the property is a Leasehold an additional £250 + VAT is applicable.

Disbursements and additional costs

  • Search fees are approximately £250 or search indemnity insurance, which is approximately £30
  • HM Land Registry fee can be found at http://landregistry.data.gov.uk/fees-calculator.html
  • Official copies: £6
  • Electronic money transfer fee: £35 + VAT
  • Bankruptcy (per name): £2.00
  • OS1 priority fee: £3
  • ID fee: £12 + VAT per name or £25 + VAT for companies (£5 + VAT for each name of the beneficial owners of that company)
  • Help to Buy fee: £250

In the case of leaseholds, the fee is £100 additional to legal fees as shown in the table above.

Referral fee (if any)

This is not payable by you. These fees are usually paid to estate agents who refer work to us and are between £100 – £200, except referrals from Lifetime Legal where we will let you know.

Stages of the process

The precise stages involved in a mortgage or re-mortgage vary according to the circumstances. However, below we have suggested some key stages:

  • Take your instructions and send out a client care letter to you
  • Request title deeds and Redemption Statement from lender
  • Receive and advise on mortgage offer
  • Carry out searches or take out search indemnity insurance
  • Obtain further planning documentation if required
  • Give you advice on all documents and information received
  • Make an appointment for you to come in and sign the mortgage deed
  • Obtain pre-completion searches
  • Agree completion date
  • Arrange for all monies needed to be received from lender and you (if applicable)
  • Complete re-mortgage/mortgage
  • Deal with application for registration at Land Registry

How long will it take?

How long it will take for your mortgage or re-mortgage to be completed will depend on a number of factors but the average process takes between 3 – 4 weeks.

It can be quicker or slower, depending on various factors, including local search timings and redemption figure requests.
